Logistics leasing in Catalonia soars, up 58% in the first quarter
The total was 149,372 m2, compared to nearly 95,000 m2 over the same period last year

The logistics real estate sector continues its strong upward trend, with logistics leasing in Catalonia up 58% in the first quarter of this year compared to the same period in 2024, from nearly 95,000 m2 to 149,000 m2. These figures are from real estate consultancy JLL.
According to the Barcelona Snapshot Logistics report, most of the leased space was located in Barcelona’s third logistics ring, extending from just beyond Vallès Occidental and Garraf to Tarragona and Girona, which accounted for nearly 76,000 m2 (51%). This was followed by the second ring, with around 53,000 m2 (36%), and the first ring, with 20,000 m2 (13% of the total).
In this regard, it is worth noting that retail accounted for 47% of the total take-up through the end of March, followed by industrial companies and logistics operators. As a point of reference, total logistics leasing in Catalonia was 700,000 m2 at the end of 2024, already above the average for the past five years.
The logistics market in Catalonia is characterised by a lack of land and limited supply of high-quality assets, especially in the first ring. This area is particularly attractive and in high demand due to its proximity to the city of Barcelona and critical transport infrastructures, such as El Prat Airport and the Port of Barcelona.
