According to data made public by the real estate consultant Forcadell, demand for industrial warehouses in Catalonia shot up during the first half of this year. Year-on-year increase was registered at over 35 % for industrial warehouse leases, although the figures for purchases are more remarkable, with a rise of 137 %. This data shows the positive trajectory of the Catalan industrial sector and predictions for results in the second semester may be as good, or even better than those of the first.

In terms of zones, the counties with the most demand for warehouse rental contracts are the Barcelonès and its neighbouring regions, such as Baix Llobregat and Vallès Oriental and the Vallès Occidental, which together comprise 95 % of requests made for industrial buildings.

Forcadell’s consultors stress that Barcelona’s first and second spheres of influence have already detected deficiencies in terms of product availability, and that prices are continuing to rise, with year-on-year variations that are in excess of 10 % in all areas, and this is a trend that is expected to continue rising over the next few months.

The purchase demand for industrial warehouses has also registered a major increase in the first semester, with an annual variation of 137 %. This data means that the requests received up until June doubled with respect to the same period last year. In its report, Forcadell states that the number of warehouses available for purchase cannot meet the growing demand currently being noted.
