In total, the Catalan logistics market will add more than 650,000 square metres over the next three years.

There are currently 412,000 square metres under construction, with delivery scheduled for 2023. To this amount, the 27,000 square metres planned for next year and 211,000 square metres under construction will be added.

This year, 203,000 square metres located in the second ring and 193,000 square metres located in the third ring will be delivered. In the area of the first logistical arch, with an availability of 0.4%, 17,000 square metres will be delivered.

The 41,000 square metre warehouse, owned by Scannell Properties, in Constantí (Tarragonès), will be the first project to come onto the market in 2023. Other projects will also be launched, such as Bentall Green Oak’s 40,000 sqm warehouse in Santa Margarida i els Monjos (Alt Penedès) or Clarion Partners’ project in Esparraguera (Baix Llobregat), with a 22,000 sqm warehouse.

According to the Associate Director of Research at CBRE Spain, Arancha González, availability rates are expected to rise slightly in Barcelona this year, due to the fact that despite the good pace of business, deliveries are being concentrated more in the second and third ring, where, at present, there is not so much demand.
