According to data published by the real estate consultancy Cushman & Wakefield, office take-up in Barcelona during the first quarter of 2022 increased by 6.5% compared to the same period last year, reaching a total of 92,000 square metres.

A total of 82 deals were signed, 18% more than during Q1 2021 and 24% more than the quarterly average for the whole of last year.

The 22@ district and the city centre were the main areas, with between 50% and 60% of demand going to these areas of the city, where prime rents remain at 27.25 euros per month per square metre. In terms of energy quality, the trend of previous years has continued, with 85% of demand prioritising buildings of type A and B+.

According to Javier Bernades, director of offices in Spain at Cushman & Wakefield, the increase in take-up “demonstrates the commitment of companies, across the board, to develop their working models around the office” and adds that “there is a progressive trend towards a return to the physical office after a period of uncertainty marked by the pandemic”.
