The Institut Català del Sòl, INCASÒL, has finalized the commercialization of an industrial and logistic land of 36.791 m² in the sector Xàmenes, located in Martorell and Sant Esteve Sesrovires. The land was of public ownership and property of INCASÒL and the town councils of Martorell and Sant Esteve Sesrovires. In addition, the project includes three more privately owned plots and the development works of the sector are in progress, with an expected completion date of the second quarter of 2024.

Plot 3 is an industrial and logistics land located in the Xàmenes sector, in the southeast of the sector, with a green area to the north and plot 2 to the east. The sector is close to the SEAT factory in Martorell, and has access to the AP-7, A-2, high-speed line, and B-224 road. Its location is strategic in the metropolitan area of Barcelona, as it is less than 45 minutes from important communication infrastructures, such as the airport and the port of Barcelona, and from the main passenger and freight train routes. It is also well connected to the Ferrocarrils de la Generalitat de Catalunya.

The development of Xàmenes is within the framework of the Urban Master Plan (PDU) for the economic activity of Baix Llobregat North, which includes three sectors: the Zona Oest, Can Cases and Xàmenes, with the aim of generating new opportunities for economic and territorial development in the area. Given that these are new development sectors, the PDU gives great importance to sustainability and landscape integration, incorporating landscape integration measures and architectural quality in the construction conditions.
